What is RealTracs? How can I search the MLS?

This is one of the questions we get most often – what is RealTracs? People in Middle Tennessee familiar with RealTracs are often confused by RealTracs and how it is related to the Multiple Listing Service or MLS. When people visit the RealTracs property finder, they wonder if they are searching the MLS, and how it is different from MLS searches found on other realtor websites.

The MLS Explained

The properties featured on this site, and most other real estate sites, come from RealTrac’s MLS Internet Data Exchange (IDX) and includes 99.5% of all active listings in the Middle Tennessee Regional Multiple Listing Service. One of the best benefits to using the real estate search on our site is that it is updated approximately every two hours, where many other sites only get updates once a day at most.

Of all the homes in Middle Tennessee currently listed, about .5% of agents don’t want their listing displayed on the RealTracs IDX. If you want access to search 100% of the listings in the Middle Tennessee market, you can do this by contacting Team Teller with Keller Williams. We can provide you with a custom report with many more details that you will find on any website online, including number of days on the market, if a property was recently withdrawn and re-listed, or if the home is vacant or a foreclosure, if the sellers have already purchased a new home and are motivated, or if the home is under a contingent contract.
